Option "A"
You the referring broker/agent completes a listing lead referral form and C.A.R. referral fee agreement. At this point, you the referring broker/agent responsibilities and duties are completed.
You the referring broker/agent receives 25% of the listing side commission at closing.
Option "B"
You the referring broker/agent markets the property subject to existing lenders approval of a Short Sale.
Upon receipt of a bonafide and qualified offer, you the referring broker/agent submits the offer along with required paperwork, documentation, and photos outlined in our option "B" package.
Our company processes the Short Sale from start to close. The option "B" package includes a documentation checklist, suggestion and information sheet, D.R.E. forms, and option "B" outline of requirements.
Our firm is to receive 25% of listing side commission for the complete processing of the Short Sale.
Your firm keeps 75% of listing side commission.
This program allows you to continue to benefit from your territorial exposure and stay in control of the entire sale. It is designed for those agents who want to perform all functions of a Short Sale except the processing.
Option "C"
You the referring broker/agent market the property "subject to existing lenders approval of a Short Sale."
Upon receipt of a bonafide offer, you the referring broker/agent submits the offer along with completed Short Sale information sheet.Our company gathers all other documentation and information as outlined in Option "B".
Our company processes the Short Sale from start to close. Our firm is to receive 50% of listing side commission and your firm keeps 50% of listing side commission.
This program allows you to continue to benefit from your territorial exposure, stay in control of marketing and procuring a bonafide buyer.
It is designed for those brokers/agents who want to market the property and procure a buyer, but don't want to gather documentation, complete the Short Sale package or process Short Sales.
NOTE: All options allow you to benefit from our processing staff's years of experience and established relationships with all lender Loss Mitigation Departments. Prior to submission of a completed package to us for processing, we recommend you fax or e-mail our Short Sale prequalification form for our review. We will review the information and determine if the proposed Short Sale is a viable deal. This prequalification will help diminish wasted time and disappointment for all parties involved.
